Welcome to IMPACT!
💬 Quote of the Week
“Attention is the new currency.” Gary Vaynerchuk
☕ This Week’s Virtual Coffee:
This week on Virtual Coffee Mastermind, we’re welcoming back Jimmy Ezzell for a conversation every Realtor needs right now: how to stay top of mind in a world where clients are constantly being pulled in a hundred different directions.
We’ll be diving into creative client appreciation ideas, memorable follow-up strategies, referral-generating experiences, community events, pop-bys, handwritten notes, travel incentives, and simple ways agents can create stronger relationships that lead to repeat business and referrals.
If you’ve ever wondered how some agents seem to stay unforgettable long after closing day, this session is going to give you a LOT of ideas you can actually use.
Did you miss last week? As long as I didn’t forget to hit record 🙃, you can catch up via the link below. Time saving tip - did you know that you can watch at 1.5x speed and still understand everything said? It’s just one more way to make the most of your time.
UPCOMING EVENTS:
Agent Alliance Live » TODAY!
Do you refer your clients painters, plumbers, roofers, and a whole other list of vendors as they need them? If you're a good agent, you do. Those vendors WANT to pay you for the referrals (instead of Angie's List).
This Wednesday, Grant Wise is showing you how to add an extra $150 to $500 per transaction by building a Preferred Partner Program with vendors you're already recommending. Clients get the best quality work, vendors get better quality leads (and can stop paying for other lead gen sources), and agents finally get paid for some of the endless free work we do.
RE-AI Advantage Lab: Weekly AI Training for Real Estate Agents » TODAY!
Welcome to the RE-AI Advantage Lab, a weekly training where we explore practical ways real estate agents can use AI to save time, create better marketing, communicate more effectively with clients, and build smarter systems for their business. Each week, we break down real tools, real prompts, and real strategies that agents can immediately put into action, without the overwhelm or tech confusion.
11 Listings - NO FEAR! Watch Her Turn Expired Listings Into Appts » TODAY!
There are two types of agents when it comes to expired listings…
The ones who avoid the phone
And the ones who quietly stack listings while everyone else hesitates
This session is for the second group… or the ones ready to become it
Diane is not guessing. She’s doing.
In a smaller market, she’s currently sitting on 11 active listings, and a big part of that comes from one skill most agents never master… picking up the phone and having real conversations
The Stock Opportunity Most Agents Miss
There’s a reason so many agents right now are quietly taking a second look at the models they once ignored. We’re watching something happen in real time that most agents will only notice after the window has already started to close. Pre-IPO stock opportunities in real estate have traditionally been reserved for founders, insiders, and people who got in early enough to matter. But for agents paying attention right now, there’s an opportunity to position themselves before a major public launch later this year. Timing matters. Alignment matters. And sometimes the biggest career moves happen before the headlines hit. Friday’s Brokerage Breakdown is going to open the door to a conversation most agents don’t even realize they should be having yet.
And if you’re in the process of finding a new home for your RE license, grab our guide at Brokerage Score
🕵️♀️ Top Secret Agent Debrief - Granted!
Can’t wait until Friday? Or prefer to do your research under the radar? We’ve got you.
Negotiation Domination » May 19th!

Let’s be honest… most agents think they’re good at negotiating. Until they’re not.
If you’ve ever walked away from a deal wondering if you left money, leverage, or control on the table, this is for you.
In this session, negotiation strategist and speaker Paul Finck, also known as The Maverick Millionaire, breaks down the real strategies behind his book Negotiation Domination: The Maverick’s 50 Unstoppable Strategies to Win Every Deal. And no, this is not fluff. This is the stuff top dealmakers are actually using when it matters most.
TODAY’S FEATURE:
There’s a moment that happens to almost every Realtor.
You see a past client post on Facebook that they just bought another house… and they used someone else.
Not because they hated you.
Not because you did a bad job.
Not because they left your closing table angry.
They just forgot.
And honestly? In today’s world, that’s easier than ever.
Your clients are being hit with ads, emails, influencers, lenders, builders, insurance agents, “friends from high school” who suddenly got their license, and about 47 people a week asking them if they know anyone thinking about buying or selling.
So if the only time they hear from you is your annual “Happy Home Anniversary” email… you’re invisible.
The agents winning referrals right now are not necessarily the best agents.
They are the agents who stay present.
Not annoying.
Not salesy.
Present.
This week’s Virtual Coffee guest, Jimmy Izzel, is diving into creative ways businesses use experiences, gifts, and incentives to stay memorable without constantly discounting their services. And honestly, it sparked a bigger conversation that every Realtor needs to hear:
Staying top of mind is no longer optional.
It’s part of the job.
The Realtors Getting Repeat Business Usually Do These 5 Things
1. They Create Tiny Moments People Remember
Most agents think staying top of mind means posting “Just Listed” graphics every day.
Your clients do not care about your newest listing nearly as much as they care about how you made them feel.
The memorable agents create little unexpected moments.
Examples:
Handwritten thank you cards
Small closing gifts that actually feel personal
Pop-bys with coffee, cookies, plants, or seasonal goodies
“Thinking of you” texts with zero sales pitch attached
Surprise client giveaways
Birthday cards for kids
Home anniversary gifts
Vacation vouchers or experience-based gifts
Local restaurant gift cards
“Saw this and thought of you” messages
Nobody remembers another generic market update email.
People remember how you made them smile.
2. They Turn Events Into Relationship Magnets
You do not need 500 people at an event for it to work.
Sometimes 15 people who genuinely connect with you is far more valuable.
Some of the smartest Realtors build their entire referral business around recurring community events.
Ideas:
Easter egg hunts
Pumpkin patch meetups
Pictures with Santa
Movie nights
Ice cream socials
Food truck nights
Pie giveaway before Thanksgiving
Shred events
First-time buyer workshops
Investor meetups
Coffee networking mornings
Local business spotlight events
Teacher appreciation giveaways
Pet adoption partnerships
Charity drives
Summer pool parties
Client appreciation BBQs
Here’s the secret most agents miss:
The event itself is not the marketing.
The consistency is.
Your clients begin to associate you with connection, community, and fun.
That creates loyalty that Zillow ads cannot buy.
3. They Stop Making Every Conversation About Real Estate
This one matters more than people realize.
Your clients already know you sell houses.
You do not need to remind them every five minutes.
The best top-of-mind marketing often has nothing to do with homes.
It’s:
Sharing a great local restaurant
Celebrating community news
Supporting local schools
Highlighting small businesses
Congratulating clients publicly
Checking in after storms
Sharing local events
Recommending service providers
Remembering their kids’ names
Asking how the new job is going
Relationships are built in the spaces between transactions.
4. They Build Systems Instead of Random Acts of Marketing
A lot of agents do one nice thing… once.
Then disappear for eight months.
Top agents systemize staying visible.
That might mean:
Monthly client mailers
Quarterly pop-bys
Weekly social media content
Automated birthday reminders
Annual client parties
Client Facebook groups
Monthly email newsletters
Text check-ins
CRM reminder campaigns
Seasonal giveaways
You do not need to do ALL of it.
You just need consistency.
A simple system repeated for years beats random bursts of motivation every single time.
5. They Give People Stories Worth Repeating
This is the part nobody talks about enough.
Referrals happen when clients tell stories about you.
Not statistics.
Not production numbers.
Stories.
“The Realtor who dropped off coffee when we moved in.”
“The agent who hosted the Easter egg hunt.”
“The one who gave us the vacation giveaway.”
“The Realtor who remembered our dog’s birthday.”
“The one who checked on us after the storm.”
People refer experiences.
Not business cards.

Final Thought
The agents who dominate referrals over the next five years will not necessarily be the loudest.
They’ll be the most remembered.
And usually, that starts with doing small thoughtful things long after the closing table is gone.

Book of the Week:

A fantastic reminder that business is shifting back toward relationships, attention, and genuine connection. Perfect for agents trying to create loyalty in a noisy world.
My favorite tools!
✨ domii
One app I genuinely love and recommend to agents is domii. In a business where we’re constantly meeting new people, walking into vacant homes, and working alone, safety isn’t optional, it’s essential. domii was built with that reality in mind, giving you a simple way to stay connected and protected while you’re out showing property or meeting clients. While tools like Forewarn can provide helpful background information, they don’t offer real-time protection in the moment, which is where domii really stands out. It’s one of those tools you hope you never need, but you’ll be really glad you have. You can download it directly from the Apple App Store or Google Play, and if you use code STARTHERE, you’ll get 25% off.
If you have a team and feel like you’re explaining the same thing over and over again… or you’re responsible for a process that somehow keeps getting done wrong… this is going to be your new favorite shortcut. Instead of sitting down to write out SOPs, you simply do the task once while Guideless AI watches.
It flips the whole process on its head by turning your actions into clean, step-by-step documentation with voiceover automatically. No overthinking, no starting from scratch, no “I’ll get to it later.” Just show it once and you’ve got a repeatable, easy-to-follow guide your team can actually use. If you’re ready to stop repeating yourself and start systemizing, this is a no-brainer. Learn more HERE!
If you’ve ever tried a CRM like GoHighLevel and thought, “this looks amazing… but I have no idea how to actually use it,” you’re not alone. Most systems give you a million tools and zero direction, which is exactly why so many agents never fully implement them. What I love about Rubic is that it’s built on that same powerful foundation, but it actually comes with a done-for-you structure so you’re not starting from scratch.
The real difference is the white-glove onboarding and support. You’re not just handed a login and wished good luck, you get help setting it up, understanding it, and actually using it in your business. If you’re serious about follow-up, systems, and finally owning your database without the overwhelm, this is one of the smartest tools you can plug into right now. Learn more HERE!
✨ Marblism
If your Google Business Profile hasn’t been updated in weeks, we need to talk. Google loves fresh content. The agents who post consistently show up more. The ones who don’t… well… don’t.
Marblism makes it stupidly easy to stay visible without burning out. In minutes, you can create weeks of Google-ready posts, market updates, and listing highlights so your profile stays active while you focus on negotiating deals and serving clients. Let the robots help you rank. You keep being the human people hire. This is how I’m protecting my energy and building momentum in 2026. You can too HERE!
✨ LynnPro
If you’ve ever ordered swag for your real estate business, this is for you. LynnPro Connect makes it easy to create custom branded apparel and promotional products all in one place. From t-shirts, hoodies, and hats to coffee mugs, pens, phone accessories, and even branded nail files, if you can put your logo on it, LynnPro can print it. It’s a simple way to stay visible, look professional, and turn everyday items into brand reminders your clients actually keep. (yes, you may recognize this from Friday’s Revenue edition. They have a referral program where you can earn from referring them… Ink Your Income)
