Thursday’s Virtual Coffee Mastermind:

Guest Speaker: Robert Orfino

This week’s Virtual Coffee is built around a simple truth most agents learn the hard way. Solo players cap out fast.

Robert will break down how real estate agents and contractors can operate as true power teams instead of loose, unreliable partnerships. You will see how pre-list inspections, fast-turn pricing, and clear execution eliminate delays, control rehab costs, and create confidence for both sellers and buyers. More importantly, he will show how to turn that relationship into a repeatable business system rather than a one-off handshake deal.JOIN US HERE

How To Fund Real Estate Investing - Jan 12th

Thinking about diving into real estate but not sure how to finance your dreams? This online session breaks down all the cool ways to get funding for your projects. Whether you're a newbie or just looking to boost your funding game, we've got tips and tricks to get you started. Grab your laptop, settle in, and let's talk cash flow and creative financing!

  • Understand the real funding options — conventional loans, private money, hard money, and joint ventures, and when each actually makes sense.

  • Learn how money flows through a deal — capital stacks, risk positions, and why deals die when funding isn’t planned first.

  • Avoid the most common funding mistakes — overleveraging, bad assumptions, and chasing deals you can’t realistically finance.

  • Get financially positioned before you make offers — so you’re credible, confident, and ready when the right deal shows up.

TODAY’S FEATURE:

There comes a point in every agent’s career where hustle stops being the answer.

You can work longer hours.
You can chase more leads.
You can juggle more moving pieces.

Eventually, the cracks show.

Listings get delayed. Rehab budgets creep. Inspection issues derail momentum. Sellers get anxious. Buyers lose confidence. Deals that should feel solid suddenly feel fragile.

That is not a market problem.
It is a structure problem.

The agents who scale without burning out are not doing more. They are building better partnerships.

From Transaction Manager to Outcome Leader

Most agents are trained to manage transactions.
Top agents manage outcomes.

That shift happens when you stop reacting to problems and start designing predictable processes.

Strong contractor partnerships allow you to:

• Identify issues before a listing goes live
• Price homes with confidence
• Reduce surprises during escrow
• Shorten time on market
• Instantly increase seller trust

Preparation builds confidence. Confidence closes deals.

Why Housing & Building Associations Matter More Than Most Agents Realize

One of the most impactful decisions I made in my career was getting involved with my local Housing and Building Association.

Being part of the Colorado Springs Housing & Building Association gave me a real, behind-the-scenes education on how homes are actually built. Not just finishes and timelines, but zoning, labor challenges, material delays, pricing pressure, and how decisions are made long before a property ever hits the market.

What surprised me most was the range of builders in the room.

On one end were custom home builders who run lean operations, hiring subcontractors while personally managing job sites. On the other end were leadership teams from large, nationwide builders operating at scale.

The real value came from access.

Being in those rooms meant I could pick up the phone and call the people making decisions in the local market. That insight changed how I advised clients, how I solved problems, and how confidently I navigated transactions.

That is a powerful position for any Realtor.

Committees Where Realtors Build Real Influence

Joining an association is just the first step. Plugging in is where relationships are built.

Housing and Building Associations offer committees that put Realtors shoulder-to-shoulder with builders, remodelers, and industry leaders, including:

• Remodelers Association or Remodelers Council
• Construction Codes and Standards Committee
• Land Use Committee
• Utilities Committee
• Public Policy Committee
• Political Action Committee
• Leadership Development
• Events Committee
• Education Committee
• Membership Committee

Another opportunity many agents overlook is the Parade of Homes. It is one of the best environments for building relationships with builders while gaining visibility in the community.

How to Find Your Local Association

Associations go by different names depending on the market. Home Builders Association. Housing and Building Association. Builder Council.

The easiest way to find yours is through the National Association of Home Builders.

Their Associations Directory allows you to search by city or state to locate your local organization. Once you find it, explore membership options, events, and committees.

For agents serious about building power teams, this directory is gold.

📣 Social Media Post Ideas + Canva Prompts

Post Idea 1: Pain Point

Most deals don’t fall apart because of the market.
They fall apart because of poor execution behind the scenes.

🗣 SCRIPTS YOU CAN USE THIS WEEK

Conversation Starter #1: With Sellers

“One thing I do differently than most agents is address potential inspection and repair issues before we ever list the home. That way there are fewer surprises and stronger offers. Would you like me to walk you through how that works?”

Why this works:
It positions you as proactive, reduces fear, and opens the door to discussing contractor partnerships without overwhelming the seller.

Conversation Starter #2: With Contractors or Builders

“I’m building a short list of contractors I trust so my listings move faster and my clients have a better experience. What types of projects do you enjoy most, and how do you typically like to work with agents?”

Why this works:
It signals professionalism, respect for their expertise, and the intention of a long-term partnership rather than a one-off job.

🧠 FINAL TAKEAWAY

The most successful agents are not lone wolves.

They are architects of systems, relationships, and partnerships that remove friction from every deal.

Stop trying to do everything yourself.
Start building power teams that make everything easier.

That is how you grow without burning out.

One request - if you’ve learned something from our newsletter or joining us at our Virtual Coffees and other events, please forward this to another agent that you think would also enjoy becoming a part of our circle to create IMPACT in their business!
