We have never had more ways to find people. There is the CRM, the lead portal, the dialer, the nurture campaign, the text sequence, the social calendar, and now AI writing half of it for us. Most of us are generating more opportunities than we can reasonably follow up on, which is a good problem to have right up until the moment somebody picks up.

Because that is where all of it stops. No automation can have the conversation for you. Whether it is a brand new lead, a past client thinking about a move, an investor with a question, or another agent calling about a deal, what happens next comes down to your ability to connect with an actual human being. We spend a tremendous amount of time talking about conversion around here. This week we are talking about the conversation that comes before it.

Better Conversations, More Consultations

This Thursday we are joined by Kuvaal Patel, founder of AskSaySo.com, and the timing could not be better for what we are digging into this week. Are You Listening, or Are You Waiting to Talk?

We love measuring lead conversion. How many leads came in, how fast you responded, how many appointments you booked, what each one cost you. Those numbers matter and they belong on your dashboard. But there is another number sitting quietly in the middle of all of them that almost nobody tracks, which is how good you actually are once somebody finally talks to you.

Most of us have been guilty of this. Someone is explaining their situation and while they are still talking, we are already building our response. We hear something that sounds like an objection and start reaching for the handler we learned, or a seller says they are not ready and our brain goes straight to the line that is supposed to change their mind. Meanwhile the clue we needed just went sailing past us. "I'm not ready to sell" might mean exactly that, or it might mean they have no idea where they would go, or they are afraid they cannot afford the next house, or they are looking at thirty years of accumulated stuff in the garage and cannot face it. Those are four completely different conversations, and you will never know which one you are in until you get curious enough to ask.

Curiosity Lowers Resistance

People push back when they feel like someone is steering them somewhere before bothering to understand where they currently are. Which means better conversations are usually not about becoming more persuasive. Quite often they are about being a little less eager to persuade.

Ask a real question. Listen to the entire answer instead of the first half. Follow the interesting thing they said rather than racing back to where you were in your script. Leave enough room in the conversation for someone to tell you what is actually going on. When people feel genuinely heard, the whole tone shifts, and once you understand what someone wants or fears or is trying to solve, the next step usually becomes obvious to both of you at the same time.

Confidence Is Not the Same as Polish

Confidence on the phone has very little to do with sounding smooth. Sounding too smooth can work against you, because it makes people feel like they are being handled. Real confidence is being comfortable enough to admit you did not follow something and ask again. It is sitting through two seconds of silence without frantically filling it. It is hearing an objection without getting defensive. And it is knowing that not every good conversation has to end with an appointment on the calendar.

Sometimes the entire win is that the person hangs up thinking, "I liked talking to her. She listened. She actually understood what I was trying to do. I would talk to her again." The conversion may well be coming. The relationship just has to start first.

Here is the part that gets skipped. We practice listing presentations, CMAs, objection handling, and our marketing, then assume we should simply know how to navigate a live conversation with a stranger who has their guard up. Conversation is a skill like any other, which means it can be practiced instead of gambled on with real prospects. Sometimes it means we need to figure out where you'd go first, or what your home would realistically sell for, or what has to happen before any of this feels doable. That's the part I can actually help with, long before anybody lists anything. No pressure, no sales pitch, just a real conversation whenever you want one.

Caption: Buying or selling a home is one of the biggest financial decisions most people ever make, and you deserve to feel heard through all of it. My job isn't to talk you into something. It's to understand what you want, tell you the truth about what's possible, and make sure you know what happens next at every stage. 🎯 This Week's Takeaway

Before your next important call, resist the urge to plan what you are going to say. Plan what you need to learn instead. Write down three questions you genuinely want the answer to, things like what they are actually trying to accomplish, what is worrying them, and what information you are missing. Then ask them and stay quiet long enough for the person to answer. Long before somebody becomes a closing on your production report, they are just a human being deciding whether they trust you enough to keep talking, and that conversation always comes before the conversion.

Kate Murphy is a journalist, so she has spent a career getting strangers to tell her things, and this book is her walking through what she learned from the people who do it best. Hostage negotiators, priests, bartenders, focus group moderators, CIA agents. Not one chapter of it is about selling anything, which is exactly why it lands so hard. She makes the case that most of us are far worse listeners than we believe, and that the culprit is usually not rudeness but the quiet certainty that we already know what the other person is about to say. Anyone who has ever finished a client's sentence in their head will wince a little at that. Read it and you will catch yourself mid conversation this week, which is honestly the whole point.
