This week, I want to challenge the way you think about marketing entirely.

Because maybe the smartest marketing strategy isn’t buying more ads.

Maybe it’s building assets.

The Shift Most Agents Never Make

Most agents think marketing means:

  • Zillow leads

  • Facebook ads

  • postcards

  • mailers

  • billboards

  • boosted posts

But relationship-based businesses are built differently.

The agents winning long-term are quietly becoming:

  • the helpful agent

  • the connected agent

  • the resourceful agent

  • the “you should call Debbie because she probably knows somebody” agent

That happens when you stop spending money ON marketing…

…and start buying things that CREATE marketing.

That’s the Community Asset Marketing Plan.

The Closing Contribution Strategy

Here’s where this gets interesting.

Imagine if every closing funded the next layer of your visibility machine.

Not your ad budget.

Your community asset library.

Example:

Save $250 from every closing.

12 closings a year = $3,000 annual asset fund.

Now instead of burning $3,000 on ads that disappear…

You slowly build things that create conversations for YEARS.

Things like:

  • moving bins

  • pressure washers

  • folding tables

  • pop-up tents

  • carpet cleaners

  • coolers

  • yard games

  • shred day events

  • community event supplies

You become:

“The agent with all the helpful stuff.”

And honestly?

This is where the idea clicked for me.

A good homeowner-grade pressure washer costs roughly:

  • $300–$450 for a quality electric model

  • easier to use

  • quieter

  • less maintenance

  • less intimidating for homeowners

Now think about this strategically.

Closing #1 buys the pressure washer.

Closing #2 buys hoses, accessories, and storage.

Closing #3 buys a second unit.

Closing #4 buys a surface cleaner attachment.

Closing #5 buys branded yard games or event equipment.

Within one year…

…you’ve built an entire homeowner support library.

And every single item creates:

  • conversations

  • gratitude

  • repeat touchpoints

  • social media moments

  • referrals

  • emotional memory

A Facebook ad disappears in 24 hours.

A pressure washer with your sticker on it sitting in somebody’s garage for three weekends does not.

The Highest ROI Community Assets

1. Moving Bins

Honestly?

This might be the single best idea in the entire framework.

Why?

Because moving is stressful.

You solve an immediate pain point.

People talk about it.

Neighbors see it.

Friends ask where they came from.

And suddenly your branding is literally stacked in someone’s driveway.

Estimated startup:
20 bins = roughly $400–$600.

That’s less than many agents spend on one month of leads.

2. Carpet Cleaners

People LOVE borrowing carpet cleaners.

Especially before:

  • listing photos

  • family events

  • move-ins

  • holidays

And every use becomes another reminder that you were helpful long after closing day.

3. Folding Tables & Chairs

Graduation parties.

Garage sales.

Birthday parties.

Community events.

These create neighborhood visibility in ways most agents never even think about.

4. Pop-Up Tents

This one has huge branding potential.

Especially for:

  • local events

  • tailgates

That’s visibility money can’t easily buy.

The Most Underrated Marketing Event: Shred Day

This part surprised me.

A community shred event is WAY cheaper than most agents think.

Typical cost:

  • Small event: $150–$300

  • Mid-size event: $600–$1,200

  • Large truck event: $1,100–$1,500

And yet look what you get:

  • social media exposure

  • database touchpoints

  • neighborhood goodwill

  • local business partnerships

  • potential press coverage

  • email list growth

  • repeat interaction with past clients

Even smarter?

Split the cost.

Partner with:

  • a lender

  • title company

  • insurance agent

  • financial planner

Now everyone contributes a few hundred dollars…

…and suddenly attendance doubles because everybody promotes it.

That’s collaborative marketing.

The Real Magic of This Strategy

This is bigger than tools.

This is about identity.

When people think of you, what do they think?

“Agent who runs ads?”

Or:

“The person who’s always helping the community.”

One creates transactions.

The other creates trust.

And trust compounds.

That’s the part most agents miss.

Every community asset:

  • creates multiple touchpoints

  • builds emotional memory

  • generates conversations

  • turns clients into advocates

And unlike ads…

…the assets stay useful for years.
