Networking Isn’t Dead. Most People Just Do It Wrong.
The best referral relationships rarely come from hard selling. They come from genuine conversations, consistency, and staying connected.

“A single conversation across the table with a wise person is worth a month’s study of books.” - Chinese Proverb
☕ This Week’s Virtual Coffee:
☕ Virtual Coffee Mastermind: Networking That Actually Leads Somewhere
No guest speaker this week. No long presentation. No sitting quietly while someone talks at you for an hour.
This week is all about CONNECTION.
We’re kicking things off with a fast-paced 5-minute relationship revival exercise designed to help you reconnect with people already sitting inside your world right now. These aren’t cold leads. These are conversations that may have simply gone quiet over time, and we’re going to show you how to spark them back to life in a natural, authentic way using the tools already sitting in your phone.
Then we’ll move into one-on-one speed networking with agents from across the country.
Did you miss last week? As long as I didn’t forget to hit record 🙃, you can catch up via the link below. Time saving tip - did you know that you can watch at 1.5x speed and still understand everything said? It’s just one more way to make the most of your time.

RE-AI Advantage Lab: Weekly AI Training for Real Estate Agents » TODAY!
Welcome to the RE-AI Advantage Lab, a weekly training where we explore practical ways real estate agents can use AI to save time, create better marketing, communicate more effectively with clients, and build smarter systems for their business. Each week, we break down real tools, real prompts, and real strategies that agents can immediately put into action, without the overwhelm or tech confusion.
The Unforgettable Realtor Experience
Most Realtors work incredibly hard to get the client…and then accidentally disappear after closing. The problem?
Your past clients may LOVE you, but if you’re not staying visible in a meaningful way, someone else eventually becomes the agent they remember when a friend, coworker, or family member needs a referral.
That’s exactly why Jimmy Ezzell from TripValet Incentives is hosting a special training called: The Unforgettable Realtor Experience
This isn’t another “buy more leads” webinar. This training is all about how to create memorable client experiences that naturally generate more repeat business, referrals, conversations, and loyalty long after the transaction closes.
EVERY Agent Can be a Listing Agent » Friday!
Most agents think becoming a strong listing agent requires a massive marketing budget, expensive tools, and a team behind them. This week’s Brokerage Breakdown is all about a model that’s changing that. From free professional listing photos and yard signs with installation included to built-in transaction coordination, Canva Pro, AI-powered video walkthroughs, social media marketing, and even digital billboard advertising on qualifying luxury listings, this brokerage is removing many of the financial barriers that prevent newer and lower-producing agents from confidently taking listings. If you’ve ever felt like listings were “for someday,” this conversation might completely change the way you look at growing your business.

Stop Being the Bottleneck » May 27th!

Most agents think scaling a business will give them more freedom.
Instead, many end up with more people, more pressure, and even less time.
Dr. Al Philip-Neri works with brokerage owners and team leaders on the execution side of growth: the systems, structure, leadership, and hiring decisions that determine whether a business can actually operate without the owner carrying everything.
He is also a Realtor and real estate operator with investments across 21 U.S. markets, bringing real-world experience from inside the business, not outside commentary.
This live session is designed for brokerage owners, team leaders, and agents building toward a team who want to stop being the bottleneck in their business.
Listings Start With Conversations» June 2!
TMost agents know they should be calling FSBOs and expireds.
Very few actually pick up the phone.
Diane Walker built her business by doing exactly that.
When Diane got licensed after moving to Texas, she didn’t have a sphere, a big database, or a pipeline of referrals waiting for her. She was handed a desk, told to make calls, and figured it out from there.
She started with FSBOs because they were free to find on Zillow. Then she moved into expireds using RedX. No fancy scripts. No pressure tactics. Just real conversations, consistency, and the willingness to do the thing most agents avoid.
Now she’s pulling back the curtain and letting you listen in live.
TODAY’S FEATURE:
7 Networking Tips Every Realtor Needs Right Now
The agents building the strongest businesses right now are not necessarily the loudest people in the room. They’re the ones building genuine relationships, staying consistent, and creating real connections that last beyond one conversation.
You don’t need a perfect script, a giant social media following, or a stack of business cards to become great at networking. Most agents already have more opportunities around them than they realize. The difference is that strong networkers know how to build real relationships instead of chasing transactions.
This week during Virtual Coffee Mastermind, we’re skipping the guest speaker and going all-in on connection. We’re doing our five-minute texting exercise, then heading straight into breakout rooms and networking. So this week’s newsletter felt like the perfect time to talk about how to actually get more value out of networking, whether it’s online or in-person.
1. Stop Walking Into Rooms Looking for Clients
The best networkers don’t walk into events thinking, “Who can give me business today?” They walk in wondering who they can learn from, encourage, connect, or build a relationship with.
Ironically, that mindset usually creates more business anyway.
2. Follow Up Within 24 Hours
Most networking opportunities die because nobody follows up.
It doesn’t have to be complicated. A simple:
“Loved meeting you today. Let’s stay connected.”
already puts you ahead of most people.
3. Become the Connector
One of the fastest ways to become unforgettable is to connect other people with opportunities.
Introduce agents to lenders.
Investors to contractors.
Business owners to referral partners.
The people who create opportunities tend to attract opportunities.
4. Virtual Networking Still Counts
Some of the strongest referral relationships in real estate started online.
The agents who dismiss Zoom rooms, Facebook groups, and virtual masterminds are missing one of the biggest relationship-building opportunities available today.
5. Your Energy Matters More Than Your Script
People rarely remember your exact words.
They remember whether you felt approachable, genuine, confident, helpful, funny, calm, or awkwardly salesy.
Connection beats perfection every time.
6. Consistency Beats Intensity
One networking event every week is more powerful than one giant conference every six months.
Relationships are built through repeated exposure and familiarity. The agents who stay visible stay remembered.
7. Don’t Waste the “We Should Connect Sometime” Conversation
You know those conversations that end with:
“We should definitely connect sometime!”
Most people never actually do.
Send the text.
Book the coffee.
Schedule the Zoom.
Make the introduction.
Small follow-through separates real relationships from forgotten conversations.
And Honestly… This Last One Was Too Important to Leave Off the List
8. Be the Person Who Encourages Others
People naturally gravitate toward people who make them feel seen, capable, supported, and welcome.
You don’t have to dominate the conversation to become memorable.
Sometimes the most powerful networkers are simply the people who consistently encourage others, celebrate wins, include newcomers, and make people feel comfortable in the room.
That kind of energy creates relationships that last far longer than any sales pitch ever could.
Final Thought
Networking is not about collecting the most contacts.
It’s about building the kind of relationships people actually want to keep.
And honestly, that’s why our Virtual Coffee community continues to grow. People are looking for real conversations, real collaboration, and real connection in an industry that sometimes feels way too transactional.
Happy Networking,

Book of the Week:
The 20-Minute Networking Meeting - Nathan Perez & Marcia Ballanger
Very practical and modern. It teaches people how to have meaningful networking conversations without awkwardness or rambling.
My favorite tools!
✨ domii
One app I genuinely love and recommend to agents is domii. In a business where we’re constantly meeting new people, walking into vacant homes, and working alone, safety isn’t optional, it’s essential. domii was built with that reality in mind, giving you a simple way to stay connected and protected while you’re out showing property or meeting clients. While tools like Forewarn can provide helpful background information, they don’t offer real-time protection in the moment, which is where domii really stands out. It’s one of those tools you hope you never need, but you’ll be really glad you have. You can download it directly from the Apple App Store or Google Play, and if you use code STARTHERE, you’ll get 25% off.
If you have a team and feel like you’re explaining the same thing over and over again… or you’re responsible for a process that somehow keeps getting done wrong… this is going to be your new favorite shortcut. Instead of sitting down to write out SOPs, you simply do the task once while Guideless AI watches.
It flips the whole process on its head by turning your actions into clean, step-by-step documentation with voiceover automatically. No overthinking, no starting from scratch, no “I’ll get to it later.” Just show it once and you’ve got a repeatable, easy-to-follow guide your team can actually use. If you’re ready to stop repeating yourself and start systemizing, this is a no-brainer. Learn more HERE!
If you’ve ever tried a CRM like GoHighLevel and thought, “this looks amazing… but I have no idea how to actually use it,” you’re not alone. Most systems give you a million tools and zero direction, which is exactly why so many agents never fully implement them. What I love about Rubic is that it’s built on that same powerful foundation, but it actually comes with a done-for-you structure so you’re not starting from scratch.
The real difference is the white-glove onboarding and support. You’re not just handed a login and wished good luck, you get help setting it up, understanding it, and actually using it in your business. If you’re serious about follow-up, systems, and finally owning your database without the overwhelm, this is one of the smartest tools you can plug into right now. Learn more HERE!
✨ Marblism
If your Google Business Profile hasn’t been updated in weeks, we need to talk. Google loves fresh content. The agents who post consistently show up more. The ones who don’t… well… don’t.
Marblism makes it stupidly easy to stay visible without burning out. In minutes, you can create weeks of Google-ready posts, market updates, and listing highlights so your profile stays active while you focus on negotiating deals and serving clients. Let the robots help you rank. You keep being the human people hire. This is how I’m protecting my energy and building momentum in 2026. You can too HERE!
✨ LynnPro
If you’ve ever ordered swag for your real estate business, this is for you. LynnPro Connect makes it easy to create custom branded apparel and promotional products all in one place. From t-shirts, hoodies, and hats to coffee mugs, pens, phone accessories, and even branded nail files, if you can put your logo on it, LynnPro can print it. It’s a simple way to stay visible, look professional, and turn everyday items into brand reminders your clients actually keep. (yes, you may recognize this from Friday’s Revenue edition. They have a referral program where you can earn from referring them… Ink Your Income)
