"Just Looking" Rarely Means "Not Serious"

Every online buyer conversation has a moment where you have to decide what happens next. The buyer has shown a little interest. They requested info on a home, or clicked through a handful of listings, or replied to an ad. But they have not talked to a lender, scheduled a consult, or agreed to meet. They are interested enough to look and not yet comfortable enough to move.

This is where a lot of agents lose the thread. Some push too hard, some pull back too fast, and some settle into a three-month pen-pal relationship built entirely around sending listings to a person they have never actually spoken with. Congratulations, you have become their unpaid personal Zillow.

Here is the part worth remembering. Online leads start with less trust than referrals do. A referral comes pre-warmed because a friend or past client already vouched for you. An online lead has none of that. They may not know who you are, may not remember which ad they clicked, and may have handed their info to five websites without realizing five agents would call. That does not make them a bad lead. It just means the relationship is starting somewhere colder, and before you ask for commitment you may need to create a little clarity and safety first.

It also helps to remember that "I'm just looking" is rarely one thing. Sometimes it means "I don't want to be sold." Sometimes it means "I'm not sure I can afford this," or "I'm worried about my credit," or "I'm six months out and a little embarrassed to say so." Occasionally it really does mean "I'm bored and scrolling houses with no intention of moving." Your job is not to guess which one it is. Your job is to have the kind of conversation that helps both of you find out.

Aim for the Next Step, Not the Whole Deal

The goal of a first buyer conversation is not to get someone from clicking an ad to signing a contract in eight minutes. It is to name the next reasonable step. That might be a quick call with a lender, a short consultation, or simply clarifying their timeline. A hesitant buyer moves forward far more easily when the next step feels small, specific, and useful. "Let's schedule a consultation" can sound like a commitment. "Let's spend fifteen minutes figuring out what you'd need to be ready" sounds like help. Same appointment, very different feeling.

And when buyers hesitate, resist the urge to bury them in information. Explaining interest rates, the market, and your years of experience while they quietly plan their escape does not build trust. You cannot talk someone out of a concern you have not bothered to understand. So get curious first. What has them looking right now? What would have to change for a move to make sense? Is the real worry their credit, the down payment, the monthly number, the timing, or just not knowing where to begin? The best buyer conversations do not feel like interrogations. They feel like someone is finally listening.

It also helps to make the appointment about them. You know why you want it, to build the relationship and qualify the lead, but the buyer only cares what is in it for them. Will they walk away understanding what they can afford? Will the process feel less confusing? Will someone finally answer the question they have been too embarrassed to ask? The clearer the value, the less it feels like pressure.

Don't Let the Conversation Just Drift Off

Most online leads do not vanish because they said no. They vanish because nobody agreed on what happens next. The agent sends listings, the buyer says "thanks," the agent says "let me know if you see anything you like," and that is the quiet closing ceremony for a conversation that will never happen again. End every buyer conversation with a real next step: who is doing what, and when you will talk again. Even if they are not ready today, you can still agree on when it makes sense to reconnect. That is follow-up. Sending "are you still looking?" every two weeks for the rest of your natural life is chasing.

None of this requires pressure, because pressure and leadership are not the same thing. Pressure is forcing someone to move before they are ready. Leadership is helping them see their options, name what is holding them back, and choose a sensible next step. Buyers are not looking to be handled. They want to be helped. And the move from "just looking" to "let's meet" almost never happens because you talked faster or sent another 47 listings. It happens when the buyer finally understands why the next conversation is worth having. That is exactly the structure Cody is bringing on Thursday.
