Faster Decisions. Fewer Regrets.
Most bad business decisions don't start with a bad idea. They start with a messy process. Here's how to clean it up.

Welcome To Our Wednesday Newsletter
💬 Quote of the Week
"In any moment of decision, the best thing you can do is the right thing. The worst thing you can do is nothing." - Theodore Roosevelt
Think about the last big decision you made in your business. You were probably weighing the facts, checking how you felt about it, running through everything that could go wrong, wondering what you might be missing, and quietly bracing for the worst, all at the same time. Then you asked a few people what they thought, Googled it one more time, opened another spreadsheet, and told yourself you'd sleep on it. Three weeks later, the decision was still sitting there, right where you left it.
Here's the part worth sitting with this week. Most bad business decisions don't come from bad ideas. They come from a messy process, from mixing facts with feelings and risks with worst-case stories until nothing is clear. And sometimes the most expensive decision you'll ever make is the one you never actually make. So this week we're talking about how to think clearly, make the call, and move on with a lot less second-guessing.
☕ This Week’s Virtual Coffee:
Make Better Decisions with Jen Conkey
This Thursday, Jen Conkey joins us at Virtual Coffee to teach a strategic decision-making framework built for exactly the mess we all fall into. Most bad calls don't come from bad ideas. They come from mixing modes, dismissing something too fast, missing a real risk, letting excitement run ahead of the facts, or stalling out before we've even let ourselves consider another option.
Jen's approach separates the parts of a decision that usually fight for attention all at once. Facts get their own turn. So do emotions, risks, benefits, creativity, and process. When you stop throwing all of it into one giant mental pile and look at each piece on its own, the decision changes, and it usually gets a whole lot faster. For an agent, that's the difference between agonizing over a lead source, a listing, a hire, or a brokerage move for weeks and actually deciding with a clear head.
Bring a decision you've been wrestling with. There's a good chance you'll see it differently by the time we're done.
Did you miss last week? As long as I didn’t forget to hit record 🙃, you can catch up via the link below. Time saving tip - did you know that you can watch at 1.5x speed and still understand everything said? It’s just one more way to make the most of your time.
UPCOMING EVENTS:
Agent Alliance Live » TODAY!
Why does the thought of someone hanging up on us make us want to crawl out of our skin? (insert long conversation here about this generation and that generation…)
Whatever caused it, it's evident that people tend to be more and more uncomfortable when it comes to calling someone on the phone. We would much rather send a text or an email.
That's exactly the reason that cold calling is valuable. Just like how getting something in the mail nowadays that ISN'T junk mail feels like it's your birthday. But only if you sound like a real human and not a sales robot.
This Wednesday at 9 AM CST, Fabian Povsic is showing you exactly how, even new to the industry, is using one simple trick to turn cold calls into signed listings (he started in real estate 6 months ago and has already closed 9 transactions).
You'll learn: - Why the scripts everyone hands you make you sound phony, and what to do instead - His exact 3-step process from picking a farm to landing the appointment - How 2 hours a day on the phone can land you 1 to 2 appointments a week (yes, week)
RE-AI Advantage Lab: Weekly AI Training for Real Estate Agents » TODAY!
Welcome to the RE-AI Advantage Lab, a weekly training where we explore practical ways real estate agents can use AI to save time, create better marketing, communicate more effectively with clients, and build smarter systems for their business. Each week, we break down real tools, real prompts, and real strategies that agents can immediately put into action, without the overwhelm or tech confusion.
The Unforgettable Realtor Experience » Thursday
Most Realtors work incredibly hard to get the client…and then accidentally disappear after closing. The problem?
Your past clients may LOVE you, but if you’re not staying visible in a meaningful way, someone else eventually becomes the agent they remember when a friend, coworker, or family member needs a referral.
That’s exactly why Jimmy Ezzell from TripValet Incentives is hosting a special training called: The Unforgettable Realtor Experience
This isn’t another “buy more leads” webinar. This training is all about how to create memorable client experiences that naturally generate more repeat business, referrals, conversations, and loyalty long after the transaction closes.

The 360K Predictable Income Blueprint!

Regain your time, reduce the overwhelm, and build predictable income with the 360K Predictable Income Blueprint™ Workshop.
Some of this might sound a little too familiar. There are never quite enough hours in the day, and even though you're busy from morning to night, you don't always end it feeling productive. Your business is running you instead of the other way around, so you spend the day reacting instead of leading, starting behind and finishing exhausted. You know what you're supposed to do, you just can't seem to do it consistently, and somewhere in there the evenings, the weekends, the vacations, and the time with the people who matter most keep getting handed over to a business that never really shuts off.
If that's you, you're in good company, because it's what I hear from real estate professionals just about every single week. And here's the part most agents miss. This is almost never a work ethic problem. It's a business that was never actually designed to support the life you want to live. Working harder isn't the fix. Building the right business is.
Whether you're trying to create a more consistent business or you're already doing well and simply want your life back, the answer is the same. It isn't more hustle, it's a business where every piece finally works together instead of pulling in different directions. That's exactly what we'll build during the 360K Predictable Income Blueprint™ Workshop.
Growth Hacking Live with Perry Belcher
August 24 - 26 in Dallas, TX

Some of the best ideas for growing a real estate business come from outside our industry. Growth Hacking Live, happening August 24–26 at the Hyatt Regency Dallas, is a three-day, hands-on event focused on using AI, automation, smarter marketing, and stronger systems to grow without simply adding more payroll and overhead.
Whether you want to reactivate old leads, improve follow-up, uncover hidden revenue, or build a business that depends less on you doing everything manually, this event is designed to help you create real leverage.
TODAY’S FEATURE:
Your Brain Has Too Many Tabs Open
When you sit down with a real decision, you're usually trying to answer six questions at the same time. What are the facts? How do I feel about it? What could go wrong? What could go right? Is there an option I haven't thought of? And what would actually have to happen for this to work? Every one of those is a fair question. The trouble is trying to answer all of them at once. It's the mental version of having 37 browser tabs open and wondering why everything is running so slowly.
When the tabs are all fighting for attention, you stop making clean decisions and start making muddy ones. Sometimes you reject a perfectly good idea because you happen to be in risk mode that day. Sometimes you charge ahead on excitement before you've bothered to look at the numbers. And sometimes you get so busy cataloging everything that could go wrong that you never give yourself permission to ask what could go spectacularly right. That's exactly the tangle Jen Conkey is helping us sort out at Virtual Coffee this week, by giving each of those questions its own turn instead of letting them shout over each other.
Agents Make a Lot of Expensive Decisions
This matters because the decisions in front of you are not small. Should you spend two thousand dollars on that lead source, take that listing, hire an assistant, build a team, pay for that coaching program, keep working with that client, change brokerages, or keep doing the thing you've done for three years even though it clearly isn't getting you where you want to go? Some of those calls can change the whole trajectory of your business. Yet we'll sometimes make them off a recommendation from someone we like, a really good sales presentation, plain fear of missing out, fear of change, or my personal favorite, "well, this is what I've always done." That last one is a lot of things, but a business strategy is not one of them.
Coming up with ideas has never been my problem. I can think of 47 things we could do before I've finished my first cup of coffee, and if you put a whiteboard in front of me, we're all in trouble. But the longer I'm in this business, the more I realize strategy isn't figuring out what I could do. There will always be another idea, another platform, another event, another partnership, another way to spend time or money. Strategy is deciding what actually deserves a yes, and just as importantly, what deserves a "not right now." Every yes costs something in money, time, attention, or energy, so the real question was never "is this a good idea?" There are thousands of good ideas. The better question is whether it's the right decision for the business you're actually trying to build.
Try This with the Decision You've Been Avoiding
You probably already know the one I mean. It's the decision sitting in the back of your head that you keep promising to deal with soon. Grab a piece of paper and walk through it in pieces instead of all at once. Start with what you actually know, the real facts, not what you heard or assumed. Then name what you're feeling, whether that's excited, nervous, loyal, guilty, or relieved, because your emotions matter, they just shouldn't get to pose as facts. Look honestly at the real downside, then spend just as much time on the upside, since most of us are quick to calculate risk and strangely slow to calculate opportunity. Ask what options you haven't considered, because the choice may not be A or B at all. And finish with what would actually have to happen next, because at some point the thinking has to turn into doing.
You're going to make some wrong calls. So am I. That's business. The goal was never to become clairvoyant, it's to stop confusing endless deliberation with good judgment. If you want to walk through that process with a real framework behind it, come join Jen and the rest of us on Thursday, and maybe bring that decision you've been avoiding.
🏡 Brokerage Breakdown: This Is a Business Decision. Treat It Like One.
And speaking of decisions, let's talk about one of the biggest ones you'll ever make. Where you hang your license.
It's funny how much research we'll do before buying a fifteen-hundred-dollar laptop, and how little some agents do before making a brokerage decision that can swing tens of thousands of dollars a year. "My friend works there." "I like my broker." "It's what I'm used to." "They told me the split was good." "I don't really know what else is out there." Your brokerage is your business partner, and you deserve to know exactly what that partnership costs you and exactly what you get in return.
So get the facts. What's the split, and what's the cap, and what happens to that cap over time? What other fees are there? What technology, marketing, signs, photography, transaction coordination, CRM, and healthcare are coming out of your own pocket? What support actually shows up when a deal gets complicated? What training and leads are really available, and are there production requirements attached to them? Is there stock? Is there revenue share? Get every number on the table before you decide anything.
Then decide. Maybe you run all of it and realize your current brokerage is exactly where you belong. Wonderful, now you know for sure. Or maybe you discover you've been giving up a lot more than you realized for things you were never actually receiving. That's worth knowing too. Brokerage Breakdown isn't a recruiting pitch dressed up as a decision. It's the opposite. Come see the model, ask the uncomfortable questions, look at the numbers, and compare it honestly to what you have now.
I'm not asking you to make one of the biggest decisions of your career with less information. I'm asking you to make it with more. If you've ever wondered whether your current brokerage is really the best home for the business you're building, join us Friday, get the facts, and then make the best decision for you.

Graphic: BUYING OR SELLING A HOME IS A BIG DECISION. YOU SHOULDN'T HAVE TO MAKE IT IN A FOG. The facts. The real trade-offs. A clear next step.
Caption: Buying or selling a home is one of the biggest financial decisions most people ever make, and it's easy to get stuck weighing the facts, the fear, and the what-ifs all at the same time. My job is to help you separate those things so you can actually see the decision clearly. Here's what we really know, here's the honest upside and downside, and here's what happens next. You bring the goals, I'll bring the clarity.
Caption: A good decision about your home shouldn't come from pressure, a good sales pitch, or fear of missing out. It should come from real information. When we work together, I'll make sure you understand the numbers, the options, and the trade-offs before you sign anything, so the choice you make is one you'll still feel good about a year from now.
Caption: The most expensive move in real estate is often the one you keep putting off. Waiting for the "perfect" moment, waiting until there's zero risk, waiting until it feels 100 percent certain. That day rarely comes. My job isn't to rush you, it's to help you gather the facts, look honestly at the opportunity, and make a confident call when you're ready. Let's talk it through, no pressure.
🎯 This Week's Takeaway
Pick the one decision you've been avoiding and give it fifteen honest minutes this week. Write down what you actually know, name what you're feeling without letting it pretend to be a fact, look squarely at both the risk and the opportunity, ask what option you might be missing, and decide what has to happen next. You don't have to be certain, you just have to be clear. Because sometimes the next level of your business isn't waiting on another idea. It's waiting on a decision.
Happy Networking,
Debbie Mauro

Book of the Week:
Decisive by Chip Heath and Dan Heath
If this week's theme hit a nerve, this is your book. The Heath brothers dig into why smart, capable people still make bad decisions, and it usually comes down to the same handful of traps: seeing too few options, looking only for information that confirms what we already want, letting short-term emotion drive long-term choices, and being way too confident about how things will turn out. Then they hand you a simple, memorable process for getting around all of it. For an agent making real calls about lead sources, hires, teams, and where to hang your license, it reads less like a business book and more like a checklist for thinking straight when the stakes are high.
My favorite tools!
If you’ve ever tried a CRM like GoHighLevel and thought, “this looks amazing… but I have no idea how to actually use it,” you’re not alone. Most systems give you a million tools and zero direction, which is exactly why so many agents never fully implement them. What I love about Rubic is that it’s built on that same powerful foundation, but it actually comes with a done-for-you structure so you’re not starting from scratch.
The real difference is the white-glove onboarding and support. You’re not just handed a login and wished good luck, you get help setting it up, understanding it, and actually using it in your business. If you’re serious about follow-up, systems, and finally owning your database without the overwhelm, this is one of the smartest tools you can plug into right now. Learn more HERE!
✨ LynnPro
If you’ve ever ordered swag for your real estate business, this is for you. LynnPro Connect makes it easy to create custom branded apparel and promotional products all in one place. From t-shirts, hoodies, and hats to coffee mugs, pens, phone accessories, and even branded nail files, if you can put your logo on it, LynnPro can print it. It’s a simple way to stay visible, look professional, and turn everyday items into brand reminders your clients actually keep. (yes, you may recognize this from Friday’s Revenue edition. They have a referral program where you can earn from referring them… Ink Your Income)

✨ AngelAI
AngelAi is not another generic chatbot trying to pretend it understands real estate. It was built specifically for our industry and combines artificial intelligence with blockchain technology to help agents generate and nurture leads, improve client communication, automate routine tasks, and get support with marketing, conversations, and follow-up through its built-in AI Twin.
Here’s the part that makes it especially interesting: AngelAi is completely free to use, and you can earn Angel Credits simply by using the platform. Those credits can then be applied toward purchasing leads. It also includes additional tools like credit repair resources and e-signatures, so there is a lot packed into one platform without another monthly subscription quietly draining your bank account.
Create your free account through our invitation link and you’ll also receive an additional lead-spend bonus. Learn more HERE!
Realtyzam is one of those tools that just makes life easier when it comes to your finances.
It automatically tracks income, expenses, and receipts so everything stays organized and ready for tax time. Simple, efficient, and built specifically for real estate. Exactly the kind of system I want more of this year. If you do too, try it HERE.
If you have a team and feel like you’re explaining the same thing over and over again… or you’re responsible for a process that somehow keeps getting done wrong… this is going to be your new favorite shortcut. Instead of sitting down to write out SOPs, you simply do the task once while Guideless AI watches.
It flips the whole process on its head by turning your actions into clean, step-by-step documentation with voiceover automatically. No overthinking, no starting from scratch, no “I’ll get to it later.” Just show it once and you’ve got a repeatable, easy-to-follow guide your team can actually use. If you’re ready to stop repeating yourself and start systemizing, this is a no-brainer. Learn more HERE!
Whether you're brand new and working toward your license, or a seasoned agent staring down another continuing education deadline, The CE Shop makes it about as painless as it gets. Everything is online, self-paced, and actually well built, so you're not slogging through boring slides just to check a box. Pre-licensing, exam prep, post-licensing, CE, it's all there in one place, and you can knock it out on your own schedule from anywhere.
Here's the part I love: use code IMPACT35 at checkout and you'll get 35% off any courses you purchase. That's real money back in your pocket on something you have to do anyway. If you've been putting off your CE or thinking about leveling up your license, this is your nudge. Learn more HERE!
✨ Marblism
If your Google Business Profile hasn’t been updated in weeks, we need to talk. Google loves fresh content. The agents who post consistently show up more. The ones who don’t… well… don’t.
Marblism makes it stupidly easy to stay visible without burning out. In minutes, you can create weeks of Google-ready posts, market updates, and listing highlights so your profile stays active while you focus on negotiating deals and serving clients. Let the robots help you rank. You keep being the human people hire. This is how I’m protecting my energy and building momentum in 2026. You can too HERE!
Most Realtors say they want more referrals… but then they close the deal, hand over the keys, and disappear until the next holiday pop-by. The agents getting repeat business and referrals in 2026 are the ones creating experiences clients actually remember.
That’s why I’ve been loving TripValet Incentives. It gives you access to high-value travel and lifestyle incentives you can use to stand out in your market, create memorable closing gifts, generate more referrals, and spark conversations without constantly lowering your commission or buying expensive leads.
We’re talking vacation incentives designed to help you stay top-of-mind long after the transaction closes. The best part? Your clients never have to sit through a timeshare presentation, which honestly matters more than ever.
If you’ve been looking for a way to create more word-of-mouth business and elevate your client experience without adding a ton of extra work to your plate, this is worth checking out. Plus, they offer a 7-Day Free Trial so you can test it before committing. Learn more HERE!
✨ domii
One app I genuinely love and recommend to agents is domii. In a business where we’re constantly meeting new people, walking into vacant homes, and working alone, safety isn’t optional, it’s essential. domii was built with that reality in mind, giving you a simple way to stay connected and protected while you’re out showing property or meeting clients. While tools like Forewarn can provide helpful background information, they don’t offer real-time protection in the moment, which is where domii really stands out. It’s one of those tools you hope you never need, but you’ll be really glad you have. You can download it directly from the Apple App Store or Google Play, and if you use code STARTHERE, you’ll get 25% off.
