Tax Delinquent Strategies

We’re holding a special webinar on July 15th that’ll show you what's been working since 2016 for finding free & clear distressed properties for massive discounts.

Yes, it’s been working since 2016 and intensifying monthly due to more homeowners becoming delinquent.

We've never seen a market like this before. It's completely different compared to the 2008 market crash (somewhat).

The leads we’ll show you how to grab are motivated, but 93% of the properties are free and clear.

If you'd like access to properties with MASSIVE profit spreads in today's nutty market, make sure you join the upcoming training webinar.

Our session won't be recorded, so no replays are available.

TODAY’S FEATURE: STRUGGLE

I see a lot of struggle out there in the field right now. Here are three crucial questions real estate agents can ask themselves when they are struggling:

1. Am I effectively utilizing my network and resources?

This question prompts agents to evaluate their current use of contacts, connections, and available tools. They should consider if they are reaching out for referrals, leveraging social media, attending networking events, or using CRM systems to their fullest potential. Most importantly, WHO can you add value to?

2. What are my daily habits and routines, and are they aligned with my goals?

Reflecting on daily practices helps agents identify if your actions are productive and goal-oriented. Are you prospecting regularly, following up with leads, and managing your time efficiently? Adjusting habits and routines can lead to improved performance. What are you doing DAILY that can generate RESULTS?

3. Am I clear on my unique value proposition and communicating it effectively?

Agents should assess if they have a strong understanding of what sets them apart from others in the market and whether they are effectively communicating this to potential clients. You need to ensure your marketing messages, branding, and client interactions clearly highlight your unique strengths and services.

By asking these questions, agents can gain clarity on their current situation and identify specific areas for improvement to work past their struggles.

I find clarity in starting over, often. Simply just decide, give yourself permission to begin again and remove yourself from the daily struggle. Asking questions and answering honestly can be just the thing you need to get you out of a rut. SO, start asking yourself questions!

NICHE REAL ESTATE MARKETS:

Farming your own neighborhood

Good morning, neighbors! This week, let’s dive into the fantastic world of farming your own neighborhood. There’s something uniquely rewarding about working with the people right next door, and with the right approach, you can turn those friendly waves into successful real estate transactions. Here are three fun and effective event ideas to help you build strong connections and grow your business right in your own backyard:

Neighborhood BBQ Bash: What better way to get to know your neighbors than by hosting a casual, family-friendly BBQ? Set up in a local park or even your backyard, and invite everyone in the neighborhood for an afternoon of good food, games, and conversation. Fire up the grill, serve some classic BBQ favorites, and create a relaxed environment where people can chat and get to know you outside of your real estate role. Provide a few fun activities for kids, like face painting or a bouncy house, to keep the little ones entertained. Use this opportunity to subtly share your expertise by having a small booth with information about the local market, upcoming listings, and your services. It’s all about building genuine relationships while enjoying some great food!

Community Yard Sale Extravaganza: Organize a neighborhood-wide yard sale, where residents can declutter and find new treasures. Promote the event through flyers, social media, and community boards. On the day of the sale, set up a central hub where you can offer refreshments, maps of participating homes, and even some real estate-related giveaways like branded reusable bags. Consider inviting a local thrift store to bring a donation truck to the neighborhood and park in a school parking lot as a central drop off location for all the unwanted left overs. And while you’re at it, invite the ice cream truck to be in the same spot. This event not only brings the community together but also positions you as the go-to person for neighborhood happenings. Plus, it’s a great way to casually chat with your neighbors about their housing needs and future plans. A yard sale is a good indicator that someone is going to be moving and doesn't want to pack up all their random items.

Neighborhood Watch Kickoff Event: Safety is always a priority, and organizing a Neighborhood Watch kickoff event is a fantastic way to show your commitment to the community. Partner with local law enforcement to host an informational meeting about starting a Neighborhood Watch program. Arrange for a fun and engaging event with snacks, drinks, and activities for kids, ensuring the whole family feels welcome. During the event, facilitate discussions about neighborhood safety, encourage participation, and distribute helpful materials. This not only builds trust but also positions you as a caring and involved community member. Plus, it provides a great opportunity to casually introduce yourself as the local real estate expert who’s invested in the well-being of the neighborhood.

By hosting these neighborly events, you’ll foster strong relationships, build trust, and position yourself as the local real estate expert. So, grab your grill tongs, dust off those yard sale signs, and let’s make farming your own neighborhood a fun and rewarding adventure!
