The Buyers You're Not Marketing To

There's an entire 62+ market sitting on enormous equity, and most agents are only talking to them about downsizing.

Welcome To Our Wednesday Newsletter

💬 Quote of the Week

"The hardest thing to see is what is in front of your eyes." Johann Wolfgang von Goethe

We spend a ridiculous amount of time in this business trying to find buyers. We buy leads, run ads, host open houses, make reels, and chase internet inquiries from someone who clicked on a house at 11:47 at night and has no memory of doing it by morning. Meanwhile there's a huge group of potential buyers sitting right in front of us, and most agents aren't marketing to them at all.

I'm talking about homeowners over 62. When we think about that group, we tend to drop them into one bucket: downsizers. Sell the big house, buy the little house, move into something easier to maintain. That's a pretty narrow view of what might be one of the most interesting buyer segments in real estate right now, and this week we're going to open it up.

☕ This Week’s Virtual Coffee:

Purchase Reverse Mortgages with Michael Banner

This Thursday we're taking everything below and figuring out how it actually works. Michael Banner is joining us to dig into HECM for Purchase and show us how to recognize opportunities with homeowners 62 and older that most of us are walking right past.

Michael has been teaching this subject for a long time. His American CE Institute developed The Purchase Reverse Mortgage, a three hour real estate continuing education course that earned state CE approvals, including approval as a three credit finance course in Hawaii, and it was also offered through NAR's former REALTOR® University. So we're not learning this from someone who discovered reverse mortgages on TikTok three weeks ago.

We'll get into who can actually benefit, how much money a buyer generally needs to bring to the table, how age affects the numbers, which properties qualify, what happens when the homeowner sells or moves or passes away, and what costs and responsibilities you need to understand. Most importantly, we'll talk about what to listen for in conversations with people already in your database. If you work with homeowners over 62, or you have past clients heading toward retirement, this is one you'll want in your toolbox.

Did you miss last week? As long as I didn’t forget to hit record 🙃, you can catch up via the link below. Time saving tip - did you know that you can watch at 1.5x speed and still understand everything said? It’s just one more way to make the most of your time.

TODAY’S FEATURE:

The Buyers You're Not Marketing To

Older Americans are far more likely to own their homes than younger generations, and a lot of them have been building equity for decades. Harvard's Joint Center for Housing Studies found that homeowners age 65 and older had median home equity of $250,000 in 2022, and that for many households, that equity makes up about half of their total wealth. This isn't some shrinking little niche either. The 65 and older population grew 34 percent in ten years, from 43 million people in 2012 to 58 million in 2022. Millions of homeowners, decades of accumulated equity, and a group that keeps growing. Now ask yourself how many real estate marketing plans have a specific strategy for turning those homeowners into buyers. Probably not many.

Stop Assuming They Want a Smaller House

Some homeowners genuinely do want to downsize. But maybe they want to move closer to their kids, or they want a single story house because stairs aren't nearly as charming at 72 as they were at 42. Maybe they're done maintaining the pool. Maybe they want the pool. Maybe it's a golf community, a bigger kitchen, an RV garage, a newer house with fewer repairs, or enough bedrooms that the grandkids can actually stay over. Maybe they spent 30 years living somewhere because it made sense for work, and now they finally get to live somewhere simply because they want to. That isn't downsizing. That's right-sizing, and sometimes it's flat out upgrading.

So why aren't more of them moving? For a lot of older homeowners there's a very practical roadblock. Sitting on substantial equity doesn't mean they want to drain their savings account to buy the next house, and after years without a mortgage payment, taking on a new one at today's rates doesn't sound appealing either. Picture someone who owns a $450,000 home free and clear. They find a $600,000 house that would be perfect for this next chapter, and their first reaction is "I'm not taking on another mortgage payment at my age." Fair enough. So they stay put, and the industry never sees a transaction.

The Financing Tool Most Agents Barely Know Exists

That's where a HECM for Purchase, often called a purchase reverse mortgage, gets interesting. It's an FHA insured program that can allow eligible borrowers 62 and older to buy a new primary residence using their own funds combined with a Home Equity Conversion Mortgage. The part that changes the conversation is that there's no required monthly principal and interest payment as long as the borrower keeps meeting the loan requirements.

The homeowner still has responsibilities. Property taxes, homeowners insurance, maintenance, and property charges like HOA fees all still have to be paid, the home has to stay their principal residence, counseling is required, and the loan balance does eventually have to be repaid. This isn't free money and it isn't right for everybody. REALTORS® shouldn't be playing mortgage professional and deciding whether it fits someone's situation. But we should know the option exists, because there's a big difference between being the person with all the answers and being the person who knows which questions to ask.

So imagine a past client tells you, "I'd love to move, but I'm not taking on another house payment." Most agents hear they're not moving and the conversation ends there. What if instead you said, "Before we assume that means you can't move, I'd like you to talk with someone who specializes in financing options for homeowners over 62. There may be choices you haven't considered." You haven't recommended a loan or given financial advice. You've opened a door they didn't know was there. And here's the fun part for us: that person may not just become your buyer. They probably also have a house to sell. One conversation, two sides of a transaction.

Your Database Already Has These People In It

Here's what I want you to do this week. Don't buy another list, don't launch another ad, don't sign up for another lead source. Go through the database you already have and look for homeowners over 62. Past clients, people you met at open houses, old leads who never moved, the ones who told you they were staying put, parents of your clients, anyone who has owned their home for 15 or 20 or 30 years. Then instead of asking "are they ready to sell," ask "where would they live if they knew they had more options?" That is a completely different marketing conversation.

One more thing worth keeping in mind. We look at someone who owns a $500,000 house and assume they're financially comfortable, and that isn't always true. Home equity and spendable income are two very different things, and for a lot of older homeowners that equity represents most of what they have. So let's stop assuming what someone can afford based on the value of the house they live in, and let's stop leading our marketing with the thing they're giving up. Closer to family, less maintenance, more travel, a different climate, single level living, a house built for how they live now. That's a much more interesting conversation than "is your house getting too big for you," and honestly, it's a much more respectful one.

Graphic: YOUR NEXT HOME DOESN'T HAVE TO BE SMALLER. It just has to fit the life you're living now.

Caption: Somewhere along the way we decided that if you're over 60 and thinking about moving, the only word for it is "downsizing." I've stopped using it. The people I work with aren't shrinking their lives. They're moving closer to the grandkids, getting rid of the stairs, finding a kitchen they actually enjoy, or finally living somewhere they chose instead of somewhere the job chose for them. If you've been thinking about a change, let's talk about where you'd want to be, not what you'd be giving up.

Caption: Here's a sentence I hear all the time: "I'd love to move, but I'm not taking on another house payment at this point in my life." I completely understand it. But before you decide moving is off the table, it's worth a conversation with someone who specializes in financing for homeowners over 62, because there are options a lot of people have never heard of. I'm not a lender and I won't pretend to be one. I just know who to introduce you to. Send me a message and I'll make the connection.

Caption: If your parents have been in the same house for 25 years and you've quietly wondered whether it's still the right place for them, you're not alone. That conversation is hard to start and easy to put off. When you're ready, I'm happy to walk through what their home is worth today and what their options actually look like, with zero pressure and no timeline. Sometimes just having the information takes the weight off.

🎯 This Week's Takeaway

Open your CRM and find ten homeowners over 62 that you already know. Please do not call them and ask if they want a reverse mortgage. 😂 Just reconnect. Ask what's changed, whether they're still happy where they're living, where they'd live if they could pick anywhere, and what they'd change about the house they're in. You're listening for the conversation behind the transaction. And if someone says "I'd move, but..." pay very close attention to whatever comes after the but, because that's usually where the opportunity is hiding. Before you spend another dollar hunting for new buyers, take another look at the people you already know. You might be surprised who's ready for their next house and just doesn't know it yet.

Happy Networking,
Debbie Mauro

The Unforgettable Realtor Experience » Thursday

Most Realtors work incredibly hard to get the client…and then accidentally disappear after closing. The problem?

Your past clients may LOVE you, but if you’re not staying visible in a meaningful way, someone else eventually becomes the agent they remember when a friend, coworker, or family member needs a referral.

That’s exactly why Jimmy Ezzell from TripValet Incentives is hosting a special training called: The Unforgettable Realtor Experience

This isn’t another “buy more leads” webinar. This training is all about how to create memorable client experiences that naturally generate more repeat business, referrals, conversations, and loyalty long after the transaction closes.

Your Cap Should Go Down, Not Up » Friday!

Every year you renew with your brokerage, you sit down and do the same math. Same split. Same cap. Same number you have to climb over before you start keeping what you earn. You've been loyal for six years and the deal on the table is identical to the one they handed the agent who signed last Tuesday.

Now imagine a model where the cap drops by a thousand dollars every single year you stay, until it settles five thousand below where you started. Nothing about your production has to change. You simply stop paying the same toll for the privilege of being experienced. Most agents have never even considered asking whether their cap could shrink, because we have all been trained to treat it as a fixed cost of doing business.

That's the kind of number worth running before your next anniversary date, not after. This Friday on Brokerage Breakdown, we're looking at what loyalty is actually worth inside different brokerage models, and what questions to ask before you renew out of habit.

And if you’re in the process of finding a new home for your RE license, grab our guide at Brokerage Score

Book of the Week:

The Psychology of Money by Morgan Housel

This week's topic isn't really about mortgages. It's about how people think about money, which is exactly why this book fits. Housel's whole argument is that two people in identical financial situations will make completely different decisions, because money isn't a math problem. It's emotional, and it's shaped by what we've lived through, what scares us, and what security means to us personally.

That matters enormously when you're sitting across from someone who spent thirty years paying off a mortgage. You may look at financing as a tool. They may look at owing money on a house again as going backward, and no spreadsheet is going to talk them out of that feeling. Understanding where it comes from is what turns you from a salesperson into an advisor.

It's also just a great read. Short chapters, real stories, no jargon, and the kind of book you'll find yourself quoting to clients without meaning to.

My Favorite Tools

Realtyzam is one of those tools that just makes life easier when it comes to your finances.

It automatically tracks income, expenses, and receipts so everything stays organized and ready for tax time. Simple, efficient, and built specifically for real estate. Exactly the kind of system I want more of this year. If you do too, try it HERE.

✨ AngelAI

AngelAi is not another generic chatbot trying to pretend it understands real estate. It was built specifically for our industry and combines artificial intelligence with blockchain technology to help agents generate and nurture leads, improve client communication, automate routine tasks, and get support with marketing, conversations, and follow-up through its built-in AI Twin.

Here’s the part that makes it especially interesting: AngelAi is completely free to use, and you can earn Angel Credits simply by using the platform. Those credits can then be applied toward purchasing leads. It also includes additional tools like credit repair resources and e-signatures, so there is a lot packed into one platform without another monthly subscription quietly draining your bank account.

Create your free account through our invitation link and you’ll also receive an additional lead-spend bonus. Learn more HERE!

If you’ve ever tried a CRM like GoHighLevel and thought, “this looks amazing… but I have no idea how to actually use it,” you’re not alone. Most systems give you a million tools and zero direction, which is exactly why so many agents never fully implement them. What I love about Rubic is that it’s built on that same powerful foundation, but it actually comes with a done-for-you structure so you’re not starting from scratch.

The real difference is the white-glove onboarding and support. You’re not just handed a login and wished good luck, you get help setting it up, understanding it, and actually using it in your business. If you’re serious about follow-up, systems, and finally owning your database without the overwhelm, this is one of the smartest tools you can plug into right now. Learn more HERE!

If your Google Business Profile hasn’t been updated in weeks, we need to talk. Google loves fresh content. The agents who post consistently show up more. The ones who don’t… well… don’t.

Marblism makes it stupidly easy to stay visible without burning out. In minutes, you can create weeks of Google-ready posts, market updates, and listing highlights so your profile stays active while you focus on negotiating deals and serving clients. Let the robots help you rank. You keep being the human people hire. This is how I’m protecting my energy and building momentum in 2026. You can too HERE!

Most Realtors say they want more referrals… but then they close the deal, hand over the keys, and disappear until the next holiday pop-by. The agents getting repeat business and referrals in 2026 are the ones creating experiences clients actually remember.

That’s why I’ve been loving TripValet Incentives. It gives you access to high-value travel and lifestyle incentives you can use to stand out in your market, create memorable closing gifts, generate more referrals, and spark conversations without constantly lowering your commission or buying expensive leads.

We’re talking vacation incentives designed to help you stay top-of-mind long after the transaction closes. The best part? Your clients never have to sit through a timeshare presentation, which honestly matters more than ever.

If you’ve been looking for a way to create more word-of-mouth business and elevate your client experience without adding a ton of extra work to your plate, this is worth checking out. Plus, they offer a 7-Day Free Trial so you can test it before committing. Learn more HERE!

Sayso is real-time coaching for live prospecting calls, and it is one of the more genuinely clever things I have seen in a while. You turn it on, make your calls the way you always do, and when the conversation hits a wall it puts the next question or the right response on your screen while you are still on the line. It also captures the conversation and drops organized notes into your CRM, so you are not trying to listen and take notes at the same time, which none of us actually do well. It works with whatever dialer and CRM you already use, so there is nothing to rip out and replace.

What I like about it is the timing. Most call training hands you the answer afterward, in a role play or a coaching session, when the prospect is long gone and the moment has closed. Sayso gives it to you in the two seconds you actually needed it, which is the difference between a call that dies and a call that turns into an appointment. Agents on some very serious teams are using it and reporting real jumps in booked appointments and, maybe more importantly, in their confidence picking up the phone at all.

✨ LynnPro

If you’ve ever ordered swag for your real estate business, this is for you. LynnPro Connect makes it easy to create custom branded apparel and promotional products all in one place. From t-shirts, hoodies, and hats to coffee mugs, pens, phone accessories, and even branded nail files, if you can put your logo on it, LynnPro can print it. It’s a simple way to stay visible, look professional, and turn everyday items into brand reminders your clients actually keep. (yes, you may recognize this from Friday’s Revenue edition. They have a referral program where you can earn from referring them… Ink Your Income)

If you have a team and feel like you’re explaining the same thing over and over again… or you’re responsible for a process that somehow keeps getting done wrong… this is going to be your new favorite shortcut. Instead of sitting down to write out SOPs, you simply do the task once while Guideless AI watches.

It flips the whole process on its head by turning your actions into clean, step-by-step documentation with voiceover automatically. No overthinking, no starting from scratch, no “I’ll get to it later.” Just show it once and you’ve got a repeatable, easy-to-follow guide your team can actually use. If you’re ready to stop repeating yourself and start systemizing, this is a no-brainer. Learn more HERE!

Whether you're brand new and working toward your license, or a seasoned agent staring down another continuing education deadline, The CE Shop makes it about as painless as it gets. Everything is online, self-paced, and actually well built, so you're not slogging through boring slides just to check a box. Pre-licensing, exam prep, post-licensing, CE, it's all there in one place, and you can knock it out on your own schedule from anywhere.

Here's the part I love: use code IMPACT35 at checkout and you'll get 35% off any courses you purchase. That's real money back in your pocket on something you have to do anyway. If you've been putting off your CE or thinking about leveling up your license, this is your nudge. Learn more HERE!
