Before You Cut the Price, Change the Offer
Your seller's equity has more than one job. Here is how to spend it where the buyer will actually feel it.

You know the call. The listing has been sitting a little too long, showings have slowed to almost nothing, the seller is getting anxious, and somewhere around week three somebody says the words we all reach for: we need a price reduction. It is probably the most automatic move in real estate. Most of the time nobody even pauses to question it.
But here is what I keep coming back to. If a seller is genuinely willing to part with $10,000 of their equity, why do we assume the only place that money can go is straight off the asking price? Spread across a mortgage payment, a buyer barely notices it. Spend that same money solving the one thing standing between them and yes, and suddenly you have a completely different conversation. That is what we are digging into this week.

This Thursday we are joined by Michael Banner, and he is coming to challenge one of the most common assumptions we make with a listing: that when a home is not selling, the fix is to lower the price.
Michael is going to walk through the actual numbers and show why a price reduction often creates far less benefit for the buyer than either the agent or the seller expects. Then he is going to show us how to think differently about those same dollars. I am intentionally not giving away what he is teaching, because it is worth hearing straight from him.

He is intentionally not laying out the whole thing ahead of time. You really do need to see how the pieces fit together.
And one more reason to pay attention now. Blue ocean opportunities do not stay blue ocean forever. Once everybody finds the same strategy, the advantage quietly disappears. If you want to understand this while most of the agents in your market still do not, be in the room.
TODAY’S FEATURE:
Stop Changing the Number. Start Changing the Offer.
My conversation with Michael sent me down a rabbit hole I have not climbed out of yet. Once you accept that a price reduction is only one way to spend a seller's money, you start seeing all the other places those dollars could go, and most of them land harder with a buyer than a smaller number in the MLS ever will.
Think about what buyers are actually reacting to. Maybe the house does not need anything major, but people keep walking out saying it feels dated or like too much work. Fresh paint, new flooring, updated lighting, window coverings, a little landscaping, and a serious deep clean can turn that around, because now somebody walks in thinking they could live here tomorrow. Maybe a buyer loves the house but the backyard will not work for their dog, so you fence it. Maybe they drive an electric vehicle and keep mentally adding up the hassle of installing a charger, so you add one. Maybe the garage has zero usable storage, or the HOA dues are just enough of an extra expense to make somebody hesitate, or every single person who walks through takes one look at the carpet and thinks that has to go. Then the answer may not be lowering the price at all. The answer may be replacing the carpet.
A really strong home warranty belongs on that list too, and I mean a premium plan that actually gives a buyer peace of mind, not the cheapest policy somebody drops into the contract so they can say there is one. A lot of nervous buyers are quietly doing math about what breaks in the first year.
What Would Make This House Easier to Say Yes To?
This is where I think great listing agents separate themselves. Instead of automatically asking how much we should reduce it, ask what would make this house easier to say yes to. The answer changes from property to property. A young family cares about the fenced yard. Somebody working from home desperately wants an office. A downsizing buyer cares far more about organized closets and usable storage than about anything happening on the front elevation. And plenty of buyers are simply worried that after the down payment, the closing costs, and the movers, they are going to turn around and spend another $8,000 making the place feel like theirs.
So solve that. What if your seller offered up to a certain amount toward an approved buyer incentive package instead of chopping the same amount off the asking price? Anything tied to the transaction, the financing, concessions, or improvements has to be structured correctly with the lender and everybody else involved, of course. But the strategy underneath it is simple. Put the seller's money where the buyer will feel the most value.
You May Not Even Spend It All
Here is the part I find most interesting. Say your seller is prepared to drop the price by $20,000. You start listening carefully to showing feedback and you realize the objection everybody keeps circling back to is the flooring. Replacing it costs $6,000. You may have just solved the problem and kept $14,000 of your seller's equity in their pocket.
That matters. And it only works if you are paying attention, because the goal is never to dream up random freebies and start tossing them at buyers. The goal is to notice. What are buyers saying? What keeps coming up in feedback? What are they mentally adding to the cost of the house? What is making this property feel dated, inconvenient, expensive, or just plain overwhelming?
Price is one lever. It is rarely the only one, and honestly it is often not the best one. Michael is going to take this a whole lot further on Thursday with the numbers to back it up, so come find out what he does instead.

My job is to figure out which one your home actually needs, and I do that by listening closely to every showing that comes through.

Peace of mind that the AC will make it through the summer. When we can take one of those worries off the table, your home starts feeling easier to say yes to. That is the conversation I would love to have with you before we ever talk about reducing the price.

Before you recommend your next price reduction, get curious first. Go back through your showing feedback and call the last few agents who brought buyers through, and ask them one simple question: what did your client say on the way out? Then ask yourself what it would actually cost to fix that. You may find the objection is worth $6,000 and your seller was about to hand over $20,000 to solve it. A price reduction changes one number. A smart incentive changes the whole way a buyer sees the house.
